Cedar Hill is a Continuing Care Retirement Community.
We offer our residents a long-term contract that provides for a
continuum of care including retirement (independent) living, assisted
living, skilled nursing, rehabilitation services and home care services,
all on our single campus called The Cedars. Our financial program,
designed to preserve your estate, manages your financial risks for
the future through a combination of a refundable entrance fee, comprehensive
monthly fee, and economy of scale.

The first component of the financial plan for
Cedar Hill is called the Refundable Life Use Fee (RLUF) determined
by the size of your apartment and the number of people residing
in the unit. An up-front investment, much like joining a country
club, the RLUF or entrance fee to Cedar Hill, guarantees you lifelong
residency on The Cedars campus. Best of all it is refundable, either
90% or 75% depending on the plan you select. So whether your plans
change in the future and you decide to move, or should you live
at The Cedars for the rest of your life, your deposit will be returned
to you or your estate when the community receives a new deposit
for your apartment. An additional benefit of choosing Cedar Hill
is that you can move into your new residence without the costs associated
with purchasing a condo or single family home, such as closing costs
and real estate sales commissions.

The monthly service fee, determined by the size
of your unit, number of residents and RLUF plan selected, covers
most of the costs of associated with home maintenance (e.g. utilities).
It also includes many extra services available to Cedar Hill residents
that make your lifestyle simpler and more enjoyable (e.g. housekeeping,
flexible dining, security, transportation, etc.). Because we provide
our wonderful array of services and amenities to all our residents,
Cedar Hill has the benefit of economy of scale which means we can
offer much more for much less. In fact, because of the upfront RLUF,
Cedar Hill residents pay about 50% less for monthly fees than they
would if they lived in a rental community for similar services.

Living on The Cedars campus guarantees you access
to an entire system of the highest quality health care. Our financial
plan is fee-for-service which means that we have provided you all
the benefits of a continuing care campus without pre-paying, a common
practice among these types of communities. In addition, we offer
our residents priority access to our healthcare facilities, a discount
of 25% from per diem costs, and the option to spend down the RLUF
as needed.
